About the Hungary Guest Investor Residency Program
The Hungarian Guest Investor Residency Program gives third-country nationals and their families long-term European residency through a qualifying investment. The Hungarian Parliament approved the program at the end of 2023.
Hungary is a full member of the European Union and part of the Schengen Agreement.
The program is aimed at investors who want European mobility and long-term residency without relocating permanently.

Option 1
Qualifying Fund Investment
The Only Investment RouteFrom €250,000
Invest €250,000, EUR-denominated, in a government-approved investment fund. The investment is refundable after the required five-year holding period. There is no business setup or job creation requirement, and the investment is managed through a regulated fund structure.

Option 2
Gravitas Hungary Real Estate Investment Fund
The FundA EUR-denominated real estate fund registered by the Hungarian National Bank. It invests directly in Hungarian residential and commercial real estate, with the remainder in money-market instruments for liquidity and lower volatility.
- At least 40% is allocated to Hungarian residential real estate
- Returns: 5.92% since launch and 6.25% for 2025, as reported in the program presentation
- Fund partner: Gránit Asset Management — established 2009, supervised by the Hungarian National Bank, with more than €2.7 billion under management

Additional Costs
One-Time FeesOn top of the qualifying investment, the following fees apply:
- €8,000 account and subscription fee — one-time, covering account opening, maintenance and subscription for the five-year holding period
- €65,000 administrative fee — covering the main applicant and up to four minor children
- €5,000 extra for each dependent child under 18 beyond that allocation
